Your Coastal Delaware Real Estate Professional

Welcome to the Delaware Beaches! I look forward to meeting you and discovering how I can help you locate your dream home here in Sussex County. Whether you are relocating full time, looking for a vacation property, or selling your current Sussex County home, I'm prepared to help!

My name is Scott Wagner and I have lived in Lewes with my husband, John, since 2012. I've been a real estate agent for 20 years and previously worked in Seattle, WA and Juneau, AK. Our multiple long distance moves provided me with a thorough understanding of what most of my clients are experiencing when relocating to Delaware. One of the things my out of town clients greatly appreciate about working with me are the walk through video tours I provide them for homes that come on the market while they are back home in PA, MD, NJ, NY, CT, FL, and elsewhere!

I primarily work in Sussex County from Milford south to Fenwick Island, and from the beaches west to Route 113/Millsboro area. If you are looking in Western Sussex County or Ocean City, MD, don't hesitate to reach out! I have a referral partner that can assist in those areas.

The first step to buying a home here is to decide which community fits your lifestyle needs, as each community here is very different. Lewes and Rehoboth Beach are year round, full time areas popular with full time residents, vacation home owners, and tourists. Bethany Beach and the surrounding communities are known as the "Quiet Resort" and have a much slower pace with more second homeowners rather than year round residents. Communities further inland such as Milton and Millsboro are attractive for buyers looking to take advantage of the low property taxes and being away from the hustle and bustle of the summer tourist influx.

If you are considering a move anytime in the next 2 years, please reach out sooner than later. Many new construction communities have a build time of 12 to 18 months, so the time to make decisions could be sooner than you expect.

Let's connect and start with a no obligation Zoom consultation to explore your potential move to Delaware!
