Richmond is divided into five separate real estatezones, each with its own distinct feel. Areas 50 and 60 are south of the James River, and zone 60 includes Westover Hills. Area 20 (the West End), Area 10 (which includes the Fan and Church Hill districts), and Area 30 (the "Northside") are all north of the James River.
As you go from East to West, prices of Richmond Virginia real estate for sale go up substantially, and some properties sell for over $2 million. As the Richmond real estate market continues to mature, there are fewer and fewer great deals on Richmond real estate in the Fan or in Church Hill, although there are still a few great places to be purchased. Bidding wars are not uncommon in the higher-end areas of Richmond, so you'll need a competent Richmond Virginia real estate agent to negotiate the many areas of Richmond real estate.
