Like many parts of the country, Honolulu has experienced a rapid escalation in prices over the past two years. We are now seeing a slowing of the market. The rise in prices needs to be digested. So, unlike a year ago where it was necessary to bid over the asking price or, at least, pay the asking price, negotiation is now the order of the day. There has been no significant decline in prices in the middle range but the number of houses sitting on the market has increased. That's good news for Buyers.
The market is likely to remain like this through 2007 with a moderate decline in prices but it will depend on what happens to interest rates and the rate of recovery of Real Estate markets on the Mainland. But, remember that Oahu is a small island with a large population, so there will always be demand for housing.
Location, as usual, is important. Not just for proximity to the ocean but also to parks, entertainment, dining, shopping and, for Hawaii's gay and lesbian population, a welcoming environment. Because of the mixture of races, the high rate of intermarriage and the diversity of religion, including a large Buddhist population, this island is a much more tolerant and welcoming place than many places on the Mainland. The eastern half of the island from Kaneohe, on the Windward side, round to Pearl City on the South Shore is the most welcoming. That doesn't rule out the North Shore and the western side of the island, though there are areas there where you might encounter prejudice. Waikiki has the greatest concentration of gay, lesbian, bisexual and transgender residents, but the population is widely spread across the island with concentrations in Makiki, Kaimuki, Hawaii Kai and Kailua, probably as much for amenity and convenience as for fear of prejudice.
